What is soft-washing? Soft washing is a mixture of bleach, soap, and water. So why not use straight bleach? Just spraying it on neat can cause damage, and you are going to get runoff. The bleach needs to penetrate the surface you are looking to clean, so wetting down the surface before you begin and using a soft-washing soap is essential to get the best results.
